INTRODUCTION:

One of the many opportunities presented by the construction of Highway 407 in Southern Ontario is the potential for new commercial developments. Throughout the past ten years, new retail developments in the form of power centres have been spreading rapidly throughout the Greater Toronto Area. In fact, 35 million square feet of new power centre space have been added in Canada in the last ten years, making up ten per cent of the nation’s entire retail stock (Goldhar, 2000). Such power centres’ regional drawing power could make significant contribution to local economic development as they attract people from surrounding areas to spend within the municipality. Power centre developments are therefore often welcomed by municipalities as a catalyst to local economic development (McEachern, 1999). As power centres often favour locations in proximity to highway interchanges so as to provide good vehicular accessibility, Highway 407 poses new potential sites for these new forms of retail developments.

The objective of this GIS analysis was to identify potential power centre sites based on a demographic study of the existing power centre locations. Since the existing power centres in York region are adjacent to a highway, the 407 ETR provides opportunity for more power centre development.
